low-density apartment complexcirca 1938 in a "Radburn style" with little connectivity to surrounding neighborhood

PROGRAM: proposed 4400 homes, 300,000 sf of commercial space including retail and office

DESIGN INTENT:
The New Wyvernwood is designed to repair an existing portion of Boyle Heights, 3 miles east of Downtown Los Angeles. Adjoining an existing neighborhood of single-family homes that have been subdivided for multiple families, the proposal places a civic building and a civic space at the edge of the the property, but in the center of the combined neighborhoods (defined by the distance of a five-minute walk)  It further links the two neighborhoods with a circumferential greenway, that connects into the proposed 10-acre central park.  New streets tie the old and new neighborhoods together and link under the Pomona Freeway to the rest of Boyle Heights to the north.  An east-west greenway connects a primary school and an elementary school

A hierarchy of streets ensures that the New Wyvernwood lives like a real town.  Working closely with LA DOT, we will create streets of greatly different characters, and capacities. These include a new north-south "Main Street," that connects the project into the larger fabric of the city, to the retention of curvilinear roadway lined with Jacarandas to other neighborhood streets, paseos and woonerfs.  The typical north-south street will be lined with a variety of residential building types, They will no doubt display a variety of different architectural styles, but wiThe typical north-south street will be lined with a variety of residential building types, They will no doubt display a variety of different architectural styles, but will share a common respect for the sidewalk and the street.  We have worked closely with LA DOT to ensure that the width of the streets are adequate, but not overly so.

The Specific Plan is the regulatory tool to implement the plan. Included in the Specific Plan is a Form-Based Code, which articulates the possibilities for each block and each block-face.  Flexibility of use and quantity is key.  The code provides for choices among a number of building types per block and frontage types per block face.
